Property Inspection frequency must be written into the Tenancy agreement as most Tenancy agreements will state half yearly inspections only.

Our Property Inspections incorporate the use of HD Photo stills or HD Video footage (as necessary), of which both are time and date stamped, to provide Landlords with a visual assessment of how the rental property is being cared for during the tenancy term.

Inspections are vital to ensure the Landlord is kept up to date with any maintenance obligations that are detected during a tenancy term as they should not only rely on Tenants to report disrepair or substitutions to fixtures and fittings.

This important service is often over looked but can significantly reduce the liability a Landlord can accrue if such disrepair is not acted on and subsequently causes serious injury to the tenants and possible cases for damages arising from the Tenant. Not forgetting that a small maintenance matter is often cheaper to rectify than one which has been left to deteriorate.

The Property Inspection Service will;

- Confirm the property is being used for the intended purpose
- Confirm, at first glance only, the original Tenants are occupying your property
- Sight any damaged items requiring repair or replacement before Check Out
- Sight any obvious substitutions before Check Out
- Sight any signs of prolonged water damage
- Sight any signs of mould and mildew growth
- Sight any other maintenance work required
- Sight for bug infestation
- Smoke detector battery test
